Venture makes homeownership attainable, builds new homes, provides high-quality home finishes, and beautifies neighborhoods. 
Venture, Inc. believes
homeownership should be a reality for Oakland and Livingston County residents of all income levels.
We match homebuyers
to the right homes, facilitate home purchase, provide a list of lenders, and support homebuyers through down payment assistance (when eligible), and homeownership counseling.
We build quality
 energy-efficient, affordable homes and sell to people with low to moderate income levels.
Venture, Inc. is
a housing subsidiary of OLHSA, a non-profit Community Action Agency. It is a 501(c)(3) non-profit and a Community Housing Development Organization (CHDO). Venture is governed by a nine member board of directors that includes local low-income residents.
Key partners include
MSHDA, Oakland County Community and Home Improvement, Oakland County Treasurer’s office, City of Pontiac, Royal Oak Township, U.S. Dept. of Housing and Urban Development, and more. We are always seeking new partnerships.

Becoming A Homeowner

Pre-Screening Is Open

Pre-screening is now open for Venture's recently renovated homes located within the City of Pontiac, available to purchase this Spring 2025. Each home has undergone rehabilitation and is ready to welcome a qualified homebuyer who meets MSHDA's income eligibility requirements. See the income guideline table below:

The following is required:

  • Household income must be at or below 60% area median income per MSHDA guidelines.  (See table)
  • Sign up for a homebuyer course approved by Michigan State Housing Development Authority (MSHDA): Approved Housing Counseling Agencies.
    • Homebuyer course certificate of completion will be required.
    • Pre-Purchase counseling is highly recommended. 
  • Pre-approval letter from mortgage lender (Venture, Inc. can help connect you with a lender).

After you complete your Homeownership Initial Eligibility Screening:

  • A Venture team member reviews the submitted Venture Homeownership Screener and discusses areas that will improve home purchase chances with you.
  • Next, Venture will send you a list of approved housing counseling agencies where you can register and begin your new homebuyer education courses.
  • Finally, you are on your way to becoming a homeowner and our community grows!
